RICS London Regeneration Project of the Year 2016

Erith Park has won London Regeneration Project of the year at the London Royal Institute of Chartered Surveyors Awards (RICS).
The 39,000-home Orbit Group and development partner Wates, scooped the prestigious prize with Erith Park, a 587-home mixed-tenure development in Bexley - the biggest regeneration scheme undertaken by the UK’s second largest developing housing association.
The RICS awards recognise the achievements of the most inspirational regional initiatives and developments in land, property, construction and the environment.
The large-scale regeneration of the former Larner Road estate into Erith Park has seen the transformation of an ex-local authority high-rise estate suffering from low demand and a poor local reputation. The two-phase development replaces eight high-rise blocks with homes for rent, shared ownership and market sale for around 3,000 local people.
The judges said: “This is the first scheme on this main entry road to Erith and as such is acting as a catalyst to regeneration not only on this site but also the surrounding area. In addition, high quality landscaping and a nature area add to the appeal of the development.”
Maggie McCann, Orbit’s development director for east and south, said: “Erith Park exemplifies Orbit’s deep-rooted commitment to developing much-needed quality, affordable housing. Our vision for Erith Park was to create a desirable residential neighbourhood where residents of all tenures are proud to live.”

Leader of the London Borough of Bexley, Cllr Teresa O’Neill OBE, commented: “We are delighted to see the success of Erith Park’s regeneration recognised by RICS Awards. The project has transformed the former Larner Road estate and created a real sense of community.”
Despite the stigmatised location of this development, all homes were reserved or sold ahead of programme with over 400 applicants per rental home.

It is a truly transformational regeneration project that makes a significant contribution to the residential community in Erith and the RICS award is testament to the quality of the environment created here.”
The RICS award comes just days after the major regeneration scheme achieved gold in the annual Considerate Constructors Scheme’s (CSC) National Site Awards.
Work is now underway on phase two of the development, which will add 244 homes to the 343 already built. The first Phase two homes will be marketed from autumn 2016.
All category winners including Erith Park, will now compete against other regional winners at the national RICS Awards grand final on 14 October 2016
