A brighter future for Erith

Partnership

All major regeneration projects are complex but Erith Park, Orbit’s largest regeneration project, has had a number of significant challenges:

  • The high cost of demolition, decant and groundworks combined with low sales and rental values made financial viability very difficult
  • The requirements for our initial tranche of funding included a deadline to complete half of phase 1 by March 2015

We certainly would not have achieved this without a close working relationship between Orbit, Wates Living Space and our consultant team. 

We have relied on the London Borough of Bexley (LBB) and our resident Core Group for their support and advocacy of our vision. Our close relationships with the Greater London Authority’s Affordable Housing Team has allowed us to maximise the potential to claim grant to support the affordable housing element at Erith Park.

Our partnership extends through all levels of Orbit, Wates Living Space and LBB with close joint work by officers and site staff, backed up by high-level support from directors, elected members and directors.

Like all partnerships, our initial match of values and objectives has been maintained and developed over time by open communication, open sharing of risks and clear decision making processes.

Day to day, Wates Living Space’s construction team and the Orbit regeneration team initially shared an office on site.  We are now separately housed on site but with daily communications between staff.
